Tileyard North is excited to announce the opening of Gradient Mill. The sixth of seven buildings to be completed as part of the development, Gradient Mill is now open and accepting enquiries for workspace and hospitality opportunities.

A ribbon-cutting ceremony on the 13th of November marked the official handover of Gradient Mill, within the Tileyard North scheme by City & Provincial Properties. Paul Kempe, Director of City & Provincial Properties, and Councillor Denise Jeffrey, Leader of Wakefield Council, led the ceremony, celebrating the completion of Morgan Sindall Construction’s work on the state-of-the-art building – designed by Hawkins Brown and project managed by Opera. The event was attended by representatives from key partners, including Morgan Sindall, Tileyard, Fox Lloyd Jones, CBRE, 2-Work and Wakefield Council, signalling a significant step forward in transforming Wakefield’s Waterfront.

This new phase of Tileyard North represents a key expansion of the site, creating even more space for growth. Gradient Mill features a vibrant mix of spaces for hospitality venues and four floors of flexible workspaces, accommodating teams and individuals from 1 to 400 desks. Designed to foster community, the building includes new communal spaces and amenities, making it a destination for businesses, freelancers, and creatives alike.

With availability ranging from 2,594 to 38,810 sq ft and floor plates of c.8,200 sq ft, Gradient Mill offers expansive and adaptable spaces tailor-made for businesses looking for a space within a creative environment and with market-leading sustainability credentials. This state-of-the-art building is meticulously designed, boasting ample natural light and stunning views overlooking the central courtyard. The building is completely gas-free (electric only), has achieved an EPC A rating, and is targeting a BREEAM Excellent rating.
